Janitorial Services Denver
Owner-accountable commercial janitorial. W-2 crews. Written scope.
Clean Works runs commercial janitorial contracts across the Denver metro — offices, warehouses, medical suites, light industrial, retail. One owner, one point of accountability, one written scope. Never hourly. Never subcontracted.
Commercial janitorial the facility manager can point to.
Most Denver janitorial bids go to the cheapest number. That number wins, and then the facility manager spends the next six months chasing missed shifts, calling a 1-800 number for a rotating cast of cleaners, and writing escalation emails to a regional account manager two time zones away. We built Clean Works against that pattern.
Rick answers the phone. The crew lead on your building is the same person every week. The scope of work is written in plain English and signed by both sides. And every shift ends with time-stamped photos uploaded before the crew leaves the lot, so you’re not chasing proof — the proof’s in your inbox.
We run janitorial contracts in RiNo, LoDo, Cherry Creek, Downtown, Central Park, Commerce City, Aurora, Englewood, and Lakewood. Buildings from 3,000 sqft suites to 150,000 sqft warehouses. Frequencies from 1x/week to nightly. Everything priced flat monthly — no hourly billing, no surprise change orders.
If the word you use is “janitorial” and the word your office manager uses is “cleaning,” that’s fine. Both conversations end the same way: a walk-through, a scope, a fair monthly fee, and a crew that shows up when it says it will.

Janitorial services Denver — FAQ
- What's the difference between janitorial and cleaning?
- In practice, nothing — the words get used interchangeably. Facility managers say janitorial. Office managers say cleaning. The scope is the same: recurring work on a schedule, driven by a written scope of work. We answer to both.
- Are your crews W-2 or subcontractors?
- W-2. Every recurring crew member is on our payroll with workers' compensation. We do not use 1099 subs for janitorial. Misclassification is a liability for your company and unfair to the people doing the work.
- Do you carry insurance and a janitorial bond?
- Yes. $1M/$2M general liability, a janitorial bond, workers' comp, and commercial auto. Certificates of insurance listing you as Additional Insured are available on request, usually same-day.
- How fast can you start janitorial service?
- 7 to 10 business days after a walk-through and a signed MSA. Faster for smaller facilities where supplies and scope are simple. We don't promise a start date we can't hit with a properly staffed crew.
- Can you write a scope for a building with offices AND a warehouse?
- Yes — most of our larger accounts are exactly that. We price the office area and the warehouse area separately on the scope so you can scale either half up or down without re-bidding the whole contract.
